Why two

Four things about how a roof here is finished

Most roofs come with one piece of paper. The useful question is what each piece of paper actually covers, and who stands behind it.

A workmanship warranty in writing

A 25 to 30 year workmanship warranty covering the installation itself — the fitting, the fastening, the flashing details — and it is backed by the manufacturer rather than resting on this business still trading in twenty years' time.

A manufacturer system warranty

The GAF Golden Pledge Warranty covers the components as a system rather than the shingle alone, and it is registered against the property once the finished roof passes the manufacturer's own inspection.

Big roofs priced by measurement

Lots out here run large and the roofs run with them. Squares, pitch and the number of planes come off the roof itself, not off an aerial image, because a plane nobody counted is where an estimate goes wrong.

Tree cover taken seriously

Shade keeps a north slope damp, pine litter holds water in the valleys, and overhanging limbs sand the granules off a covering every time it blows. All three get recorded and priced rather than mentioned afterwards.

Five steps

From the call to the registered paperwork

The last step is the one most roofers skip, and it is the one that makes the first four worth having.

1

The call

The age of the covering, how many planes the roof has, and whether anything has come inside. On a big roof the plane count changes the conversation more than the age does.

2

The inspection

Free, and longer than most: large roofs take longer to walk, and the attic underneath takes its own half hour. Everything found is photographed.

3

The written estimate

Measured squares, the components by product name, the ventilation as its own line and a per-sheet rate for decking. Both warranties named on the document rather than promised on the doorstep.

4

The work

Tear-off to bare boards, every sheet walked, the system laid in the order the manufacturer specifies and at the fastening pattern it publishes. That order is what makes the system warranty valid.

5

Registration and handover

The finished roof goes through the manufacturer's inspection, both warranties are entered against your address, and the documents come to you. Paper that was never lodged with anybody is only ever a promise.

Questions about the two warranties

Why are there two warranties rather than one?

Because two different things can go wrong. A material can fail, and an installation can fail. The manufacturer's system warranty covers the first; the workmanship warranty covers the second. A roof sold with only one of them leaves you exposed on whichever half is missing, and on most roofs the missing half is the installation.

What does the workmanship warranty actually cover?

The work: how the covering was fitted, the fastening pattern, the starter and ridge details, the flashing at every penetration. It runs 25 to 30 years and it is backed by the manufacturer, which matters more than its length — a workmanship warranty that depends on one small company still existing in 2050 is worth considerably less than one that does not.

And what does the manufacturer's cover?

The GAF Golden Pledge Warranty treats the roof as one assembly — the membrane beneath, the starter course, the main field, the capping along hips and ridges, and the venting that serves all of it — instead of covering a shingle in isolation. That distinction is the whole point: dropping a budget starter course into an otherwise good roof is the quickest route to a covering that sits outside its own cover.

Do they transfer if I sell the house?

The manufacturer's warranty is entered against the address, and cover of this kind is generally passed on to a buyer within a set window, on the manufacturer's terms rather than ours. The exact conditions are printed in the documents handed over at the end of the job, and they repay reading before you list.

What would void them?

Work done on the roof afterwards by somebody else is the usual one — a satellite dish bolted through the covering, a solar array fitted without reflashing, a layover added on top. Blocked ventilation can do it too, which is why intake and exhaust are put right during a replacement rather than left as they were.

Does a big roof with difficult access cost more?

It costs what it measures. A larger roof is more squares and more time, and a steep roof or one with poor ladder access needs more staging, so both appear on the estimate as their own lines. What it does not do is attract a vague surcharge: if the drive is long or the lot is wooded, you will see exactly what that adds.

What do the trees out here actually do to a roof?

Three things. Shade keeps the north slopes damp, which is where moss and algae start. Pine litter collects in the valleys and holds water against the covering instead of letting it run. And limbs that touch the roof in a wind abrade the granules off in a line you can see from the ground once you know to look. None of it is dramatic; all of it shortens the covering.
