Roof Leak Repair in Medford Township, NJ

On a wide roof water can travel a very long way along a rafter before it finds a ceiling. The work is to walk that path backwards rather than patch under the stain.

In short

Distance is the problem

In a small attic a leak is usually above the stain. In an attic that runs forty feet, water entering at a valley on one wing can track along a rafter and come through over a bedroom in another. Guessing from inside the room is how a roof gets patched three times in the wrong place.

How it is traced

Working back to the entry

Start in the attic

With a light, following staining and tide marks uphill along the framing and the underside of the deck until the trail runs out.

Identify the plane

On a multi-plane roof the trail usually ends under a specific valley, dormer cheek or chimney, which narrows eight planes down to one.

Match it from above

That patch of roof is then gone over from the outside for the actual opening.

Water test where needed

A hose worked slowly up the slope in sections while somebody watches from inside. Slow, dull and the only certain method on a stubborn one.

Worth knowing

Why the decorating waits

Plaster and drywall stay damp for days after the entry is closed, and fresh paint over a wet ceiling blisters. The roof gets fixed and the decorating waits until the mark has dried and stopped growing, which is also the clearest evidence the right opening was found.

Before the next rain

Describe the stain

Where it is in the house, how big it is, and whether it grows during rain or hours afterwards.
