Roof Inspections in Medford Township, NJ

Free, and longer than most — a six-plane roof under heavy tree cover simply takes more walking than a bungalow does.

In short

Why it takes longer out here

Most of these roofs have four to eight planes, several valleys and a line of trees over at least one slope. Each plane fails on its own schedule, and the ones you cannot see from the road are the ones that have been failing longest.

What is covered

Where the time goes

Every plane, walked

Not just the two visible from the drive. Seal strips, tab condition, granule cover, nail pops, earlier repairs and any sign of a layover underneath.

The valleys and the litter

Pine and oak debris packed into a valley holds water against the covering for days after rain, and it is the commonest thing we clear out here.

Every penetration

Pipe boots, the chimney and its flashing, skylight kerbs, vents — where water actually gets in on a roof of any size.

The attic

Daylight through the deck, dark staining on sheathing, damp or flattened insulation, and whether intake and exhaust are anywhere near balanced under all that shade.

Worth knowing

What moss on a north slope means

Under heavy tree cover a north-facing slope can stay damp for most of the year. Moss holds that moisture against the covering and lifts the tab edges as it grows under them, which is why one slope on a big roof can be visibly older than the rest. It is not a reason to replace a roof on its own, and it is a reason to look at the whole thing before anybody says it is.

No charge

Have every plane looked at

Written findings with photographs afterwards, and no estimate unless you want one.
